SMDG has extensive experince in the area of Tenant Development. When working with a building owner, we can help to lease a building, by providing sound architectural services resulting in a successful product for both the owner and the tenant.

Space Planning


...Programming: Meeting with the prospective tenant to determine space requirements such as people count, work station types, auxiliary areas, adjacencies, growth, etc.

...Space Plan: Preparation of a space plan at 1/8" scale which graphically defines the space requirements.

...Presentation: Meeting with the tenant to present space plan.

Area Calculations


...Preparation of area calculations on a tenant-by-tenant basis utilizing the owner's standard method of measurement and the master area calculations (see Pre-leasing Services)

Scope Drawing


...Preparation of a scope drawing by utilizing space plan and noting all standard and non-standard items of construction. This is done if the Owner/Developer intends to prepare the construction cost estimate.

Construction Cost Estimate


...Preparation of a cost estimate which lists the costs of all stan-dard and non-standard construction items. These costs are based on the unit costs established for the building standards as well as industry standard costs for the non-building standard items.

Preliminary Review with the Building Department Officials


...Review of space plan with Building Department officials for code compliance with local, state and federal regulations prior to start of construction documents. (i.e. exiting, handicap restroom upgrades, etc.)

Construction Documents


...Working Drawing Requirements: Meeting with the tenant to review all of their requirements such as critical dimensions, placement of telephone, data and electrical outlets, finishes, equipment specifications relative to amps, volts, BTU's, etc.

...Architectural Working Drawings: Preparation of architectural working drawings based on the standards established for the building to include the following: Partition Plan, Telephone and Electrical Plan, Reflected Ceiling Plan, Finish Plan, and Elevations and Details.

...Engineering Drawings: Coordination of architectural working drawings with the mechanical, electrical and fire protection engineered drawings prepared by others.

...Once complete, the entire set of construction documents is issued to the tenant for approval, and to the Owner or general contractor for pricing, permit submittal and construction.

Construction Observation


...Submittals: Review of shop drawings or samples submitted by suppliers or vendors to assure that they are in accordance with the architectural interior design concept and comply with the construction documents.

...Site Visits: Review of layout as marked in the field by the contractor prior to the start of construction and periodic visits to the job site to clarify or interpret contract documents, and to direct the contractor to correct any defects of incomplete portions of the work.

...Punch List: Review and documentation of any defects or deficiencies in the work of the contractor.


Tenant Review


...Review of drawings prepared by another architectural planner for general compliance with code requirements and proper assemblage of permit submittal package.

Pre-leasing Services


...Standard Specification and Detail Package: Development and prepa-ration of a standard specification and detail package to be used in conjunction with each set of tenant construction drawings.

...Master Area Calculations: Preparation of area calculations (wire diagrams) on a floor by floor basis to include "rentable" and "usable" areas as well as the load factor for each floor plate using the Owner's standard method of measurement.

...Building Design Consultation: Assist Owner and base building architect to design building from the "inside-out" to include such issues as: Building Module, Placement of Window Mullions, Lease Spans (distance of window wall to core wall), Design of core relative to tenant planning, Code related issues relative to size and placement of tenants on a multi-tenant floor.

...Hypothetical Plans: Preparation of single and multi-tenant floor hypothetical space plans to be used in presentations by the owner to prospective tenants. Plans illustrate potential layout of various types of users such as law firms, accounting firms, finan-cial institutions, insurance companies, etc.

...Signage/Graphic Design: Design of signage such as tenant signage, elevator lobby directories, corridor directional signs, code related signs, etc.

...Design of Public Areas: Design of restrooms, elevator lobbies and public corridors for multi-tenant floors to include lighting lay-out, wall and floor finishes, architectural detailing, etc.

...Building Code Evaluation: Review of building configuration and various building elements for compliance with local, state and federal regulations. (i.e. handicap restrooms, exiting, etc.)
